Be the Change

The mechanical contracting business is a mature industry with a growing disconnect between deeply entrenched "rules of thumb" and first principles. Although first principles are extremely reliable, there are additional layers of reality that are subject to much more fluctuations and change. Those effects can render rules of thumb and old ways totally useless when facing a modern challenge that does not fit the framework those rules were created inside of.

CONTRACT TYPES

We offer a dynamic variety of contract approaches for construction projects. We work with clients to adapt and execute the ideal contract type depending on your needs and risk management considerations.

Bid + Spec

Our Bid + Spec contract type can be summarized in one word: competition. It is the classic model that allows Owners to run a competitive bid process that generates as much of an “apples to apples” basis as possible in order to select their project team using cost as the primary driver. This is typically done by choosing the lowest qualified bid out of a spread of options and managing scope and schedule choices within the constraint of a budget target.

There are many benefits and drawbacks to this method, as incentives can be perversely aligned if the contracting phase is not done with proper care. However, the process is time tested and there exist several best practices to prevent or resolve challenges should they arise. There is no denying that this is a service process that is utilized for a large percentage of all capital expense projects and is the bulk of the work that Unimech performs.

Unless specified in our client's contract documentation, we defer to the standards of Alberta ACTs and CCDC-2 to frame our stipulated price work.

Under this contract, it is our duty to provide cost and schedule detail that is of sufficient quality to make critical investment decisions. If selected for your award, we endeavor to adhere to what is detailed by the design authorities, and to also work diligently and rapidly in resolving any change management issues that may arise as the project unfolds.

DISADVANTAGES

  • The project needs to be designed completely before the commencement of activities.
  • Low bid often comes from a bidder that is inexperienced or has made an omission.
  • Unclear bid instructions may dissuade strong contractor partners from bidding.
  • Changes are difficult to quantify and agree to.
  • Unforeseen conditions or errors in the design and tendering stage can lead to compromised products, inflated costs or gaps in stakeholder accountability.
  • The construction progress could take longer than other contracting alternatives.
  • The contractor will select its own means and methods.
  • Higher contract prices that could cover unforeseen conditions.

    Design + Build

    Design Build projects elevate the position of specialty trade contractors like Unimech to the level where front-end engineering and design decisions are made in concert with the owner, architect and consultants collaboratively. This model serves owners seeking to deliver projects with elevated performance requirements or a more flexible and responsive level of service throughout the construction process.

    ADVANTAGES

    • Construction can start earlier, reducing the overall project delivery time - from inception to completion.
    • A lump sum can be obtained before the design is complete.
    • The employer only has one organization to deal with - one point of responsibility once the design and build contract is awarded.
    • The employer can engage with the contractor and their specialists, sub-contractors and suppliers early in the design process to get a more practical build-able solution.
    • The possibility of reducing overall costs as contractors may be able to design specialist elements at a lower cost than professional consultants.
    • The ability to adopt a two-stage procurement approach.
    • The ability to novate the design team to the design and build contractor.

    DISADVANTAGES

    • If the specification is too open to interpretation, the contractor may exploit this to their advantage, proposing specifications for products that are the lowest grade possible to achieve the basic requirements in the specification.
    • Tender returns may be difficult to compare if an inadequate pricing document is not included with the tender documents.
    • The employer may pay more if they ask the contractor to take on an unreasonably high level of risk due to a lack of design clarity at the point of tendering.
    • The quality may be compromised if the employer’s requirements do not protect the employer adequately by way of ensuring specifications are adhered to.
    • Usually requires the contribution of stakeholders with an established history and track record of performance and trust.

      Design + Assist

      Design assist is a contract form that blends elements of the Bid + Spec and Design + Build models and is typically utilized by owners that have confidence in their ability to self-perform or have fewer questions about the process and end product such as repeating an already established design. This model can also be employed with the owner has limited access to options or budget for architectural and consulting services. In short, they are seeking design and legal guidance from their trade partners.

      ADVANTAGES

      • Reduced design and tendering time and budget required.
      • Speed in execution.
      • Customized results.

      DISADVANTAGES

      • Highly dependent on trust factor and competence of trade partners.

        We specialize in and self-perform sheet metal scope in house. Anything connected to air distribution be it demolition, design, supply, fabrication, installation, testing, maintenance, or repair - we know our sheet.

        HVAC

        Proud experts of all things air. We offer the design, installation, testing, maintenance, repair, or demolition of anything connected to the supply, movement, distribution, and ventilation of air throughout and between indoor and outdoor areas. We can also ensure the ideal temperature and quality of the air, regardless of the space configuration, and specialize in all equipment and infrastructure that relies on HVAC.

        HYDRONICS

        Hydronics combines our passion for plumbing, gas fitting, HVAC, comfort, and sustainability into one subject. We have extensive experience designing, installing, and servicing hydronic systems of all kinds and specialize in delivering heating / cooling systems which use water, steam, or glycol as a heat-transfer medium.

        REFRIGERATION

        We offer managed refrigeration services in the form of the design, fabrication, installation, testing, maintenance, repair, and removal of anything connected to the cooling of a space, substance or system to a temperature below ambient.

        FIRE SUPPRESSION

        We work with licensed engineers and certified sprinkler fitters in designing, building and verifying your building’s fire suppression systems. These systems are handled outside of the traditional design oversight process due to the critical nature of the services they provide and the elevated status their performance carries prior to achieving occupancy for your space.
